Their technical specs state the product is engineered to withstand freeze-thaw cycles, humidity, and impact without degrading structurally — but that warranty requires repainting every 10-15 years. Miss that window and you’ve handed Hardie a reason to deny your claim.
- LP SmartSide offers a 50-year limited warranty on their engineered wood siding. Different product category, but contractors and homeowners compare it to fiber cement constantly in bidding conversations, so it’s worth knowing where it stands.
- CertainTeed warrants their fiber cement products for the lifetime of the original owner. Read the fine print on paint maintenance before you let that impress you.
The governing standard is ASTM C1186 — that’s the spec fiber cement panels have to pass for durability, water resistance, and structural performance. If a fiber cement product doesn’t reference ASTM C1186 compliance, walk away from it.
What Actually Determines Lifespan
The product is rarely the failure point. Installation and maintenance are.
1. Bottom Edge Clearance
Fiber cement needs a minimum 6-inch clearance from grade and 1-inch clearance from roof surfaces. The James Hardie installation guide is explicit on this. I’ve seen more failures from improper clearance than from any product defect. Water wicks up from the soil, the bottom course stays wet, and within 8-10 years you’ve got delamination that voids your warranty. 3. Flashing and Joint Sealing
Every penetration, every butt joint, every window and door surround gets flashed and caulked. The first thing I check on any inspection is the caulk at window corners. Fiber cement panels expand and contract — not much, but enough that rigid caulk cracks. Use a paintable elastomeric sealant. Not standard painter’s caulk. Those two products are not the same thing and most homeowners can’t tell them apart at the hardware store.
4. Climate

- Caulked butt joints on horizontal lap siding. James Hardie actually tells you not to caulk standard butt joints on HardiePlank — the joint is designed to be open. Caulk it and you trap moisture. I run into homeowners who had a painter caulk every joint thinking they were doing the siding a favor. They weren’t.
- Wrong fasteners. Stainless steel or hot-dipped galvanized nails only. Electro-galvanized nails rust through and you’ll see brown streaks running down the face of your siding within 5 years. I can tell what fasteners a crew used just by looking at the staining pattern from the street.
When to Repair vs. Replace
Individual planks crack. That’s expected — a baseball, a ladder, a branch. Fiber cement is repairable plank by plank, which is a real advantage over vinyl. If you’re seeing widespread paint failure, soft spots at the bottom course, or joints opening up across multiple wall sections, that’s a full replacement conversation and you should have it before the next rain season.
