    The Screwdriver Test Tells You More Than Your Eyes Do

    Grab a flathead screwdriver. Press it into the siding at the bottom edge of a few boards, especially near ground level and under windows. If it sinks in without much resistance, you’ve got rot or water damage underneath. This works on wood siding and engineered wood like LP SmartSide. It doesn’t work the same way on vinyl or fiber cement, but the principle still applies. Soft, spongy material means the substrate underneath is compromised.

Caulk it and you trap moisture. I run into homeowners who had a painter caulk every joint thinking they were doing the siding a favor. They weren’t.
    • Wrong fasteners. Stainless steel or hot-dipped galvanized nails only. Electro-galvanized nails rust through and you’ll see brown streaks running down the face of your siding within 5 years. I can tell what fasteners a crew used just by looking at the staining pattern from the street.

    When to Repair vs. Replace

    Individual planks crack. That’s expected — a baseball, a ladder, a branch. Fiber cement is repairable plank by plank, which is a real advantage over vinyl. If damage is isolated to under 10% of your total surface area, repair it. If you’re seeing widespread paint failure, soft spots at the bottom course, or joints opening up across multiple wall sections, that’s a full replacement conversation and you should have it before the next rain season.

    How old is the siding, and when was it last painted? Those two answers tell me almost everything I need to know before I even walk the perimeter.

    The Bottom Line on Fiber Cement Lifespan

    The 50-year number is real. I’ve seen it hold up in harsh climates and coastal zones when the installation was done right. Every failure I’ve investigated traces back to installation shortcuts or missed maintenance cycles, not the product itself. ASTM C1186-compliant fiber cement from James Hardie is proven material. What’s not proven is the guy installing it for $1.20 a square foot less than everyone else. Your contractor’s skill and your paint schedule determine whether you get 20 years or 50. Pick accordingly.
