How Do You Know If Your Siding Needs to Be Replaced?
Your siding needs replacing if you see soft spots when you press on it, cracking that runs along multiple boards, or paint that won’t hold no matter how many times you repaint it. I’ve walked up to houses and known within 30 seconds whether the siding was done or had another five years left. Here’s what I check, in the order I check it.
The Screwdriver Test Tells You More Than Your Eyes Do
Grab a flathead screwdriver. Press it into the siding at the bottom edge of a few boards, especially near ground level and under windows. If it sinks in without much resistance, you’ve got rot or water damage underneath. This works on wood siding and engineered wood like LP SmartSide. It doesn’t work the same way on vinyl or fiber cement, but the principle still applies. Soft, spongy material means the substrate underneath is compromised.
I’ve done this test on houses where the paint looked fine from the street. Homeowner thought I was crazy. Then the screwdriver went in two inches and we found carpenter ant damage going back probably eight years. Looks don’t tell you what’s happening at the stud line.
Signs That Mean Replace, Not Repair
Cracking and Warping
One or two cracked boards? Patch job. Cracking across 15-20% of the elevation, or warping that’s visible from the curb? That’s a material failure, not a maintenance issue. Vinyl siding cracks when it gets brittle from UV exposure. Usually 15 to 20 years in, depending on your climate. Once it’s brittle in one spot, it’s brittle everywhere. You’re not fixing your way out of that.
Paint That Won’t Hold
If you repainted three years ago and it’s already peeling, bubbling, or flaking again, the wood underneath is telling you it can’t hold paint anymore. That’s usually moisture intrusion. James Hardie’s technical bulletins are clear on this: fiber cement holds paint 2 to 3 times longer than wood lap siding, because it doesn’t expand and contract with moisture the same way. If your current siding can’t hold a paint job for more than 3-4 years, you’re not dealing with a paint problem. You’re dealing with a siding problem.
Rot at the Bottom Edges
Check where the siding meets the foundation, and check under every window. Water runs down and sits there. I find rot at these transition points more than anywhere else on the house. If it’s isolated to one board, replace the board. If it’s running along the whole bottom course, the whole course is compromised and probably more behind it.
Gaps, Warping, or Separation at the Seams
Siding panels are supposed to lay flat and tight. If you’re seeing gaps between panels, boards pulling away from the wall, or nails backing out, the siding has failed structurally. This happens a lot with older vinyl that wasn’t installed with proper nail clearance. CertainTeed’s installation specs call for a 1/32 inch gap between the nail head and the nailing hem to allow for expansion. Installers who nail it tight cause exactly this kind of buckling and separation down the road. Not a defect in the material. A defect in the install.
Signs Inside the House You Shouldn’t Ignore
Siding problems don’t stay outside. Check these:
- Peeling wallpaper or bubbling paint on interior walls that back up to exterior siding, usually means water’s getting through
- Musty smell in a room with no obvious source, especially on an exterior wall
- Rising energy bills with no change in usage. Failed siding often means failed or missing house wrap behind it
- Visible mold on interior drywall near baseboards on exterior walls
I’ve seen homeowners spend two years chasing a “mold problem” in a bathroom before anyone checked the siding on the other side of that wall. It was cracked stucco letting water run straight down into the wall cavity. Fixed the siding, mold problem gone.
How Long Should Your Siding Actually Last?

These numbers assume decent installation and normal weather exposure. Coastal homes, homes in freeze-thaw climates, and homes with poor gutter drainage all knock years off these ranges. I’ve replaced 12-year-old vinyl siding on a house that had gutters dumping water straight onto the wall for over a decade. Material wasn’t the problem. Water management was.
The Moisture Test Contractors Actually Use
ASTM C1186 is the standard test method for fiber cement products, and it includes freeze-thaw and moisture absorption testing that manufacturers use to certify their materials. You won’t run a lab test on your own house, but you can do a simplified version: after a hard rain, wait an hour, then check the siding with a moisture meter (about $30 at any hardware store) at the bottom third of several boards. Readings above 19% on wood-based siding mean water is getting in somewhere and staying there. That’s your cue to find the entry point before you decide whether it’s a repair or a full replacement.
What I’ve Seen in the Field
Three patterns show up over and over on the houses I’ve inspected:
- North-facing walls fail first. Less sun, more moisture retention, slower drying. If you’re only going to check one side of the house, check that one.
- Homeowners fix the symptom, not the cause. They repaint rotting wood siding instead of finding out why it’s rotting. Two years later, same spot, worse damage.
- DIY caulking makes it worse, not better. Caulking over a gap that’s supposed to allow drainage traps water behind the siding instead of letting it escape. I’ve pulled off “well-maintained” siding and found black mold because someone caulked every seam shut.
Red Flags That Mean Call Someone Now
- Soft or spongy siding anywhere on the house
- Visible daylight through siding seams from inside an unfinished garage or attic space
- Siding that’s pulling away from the wall more than 1/4 inch
- Mold or mildew that keeps coming back after cleaning
- Warping visible from across the street, not just up close
Any one of these on its own is usually a minor repair. Two or more together, especially combined with interior signs, means you’re looking at a full replacement, not a patch job. Don’t let a contractor talk you into “just recaulking it” when the screwdriver test tells a different story.
